When you search for "office for rent in Sector 1" for a team of 4–12 people, you run into two different worlds: classic office space, in office buildings or apartments, and private offices inside coworking spaces. The difference is not only the price, but how much time and money you tie up before your first working day.
A classic lease: what you get and what stays on your plate
In central Bucharest, asking rents for offices reached 18 euros per square metre per month in June 2026, and up to 24 euros in the central business district, according to Colliers. For a 70 m² office that means 1,260–1,680 euros a month for the rent alone. On top of it, usually billed separately, come:
- a 1–5-year contract, usually with a deposit of 2–3 months' rent;
- fit-out and furniture, from your own budget;
- utilities, internet, cleaning, supplies and maintenance;
- the building's service charge, where there is one;
- your time: supplier contracts, inspections, complaints.
A private office in a coworking space: one contract, everything included

When a classic lease makes sense
If your team has more than 12 people, if you need special equipment, storage or your own fit-out, a classic leased space is the right choice. For teams of up to 12 with ordinary office needs, a private office in a coworking space costs less in total and does not tie you down for years.
